Make the Most of that First Impression
A
well-manicured lawn, neatly trimmed shrubs and a clutter-free porch
welcomes prospects. So does a freshly painted - or at least freshly
scrubbed- front door. In autumn, rake the leaves, and if it's winter,
shovel the walkways.
Open
Curtains in the Daytime
Let the sun shine in! Pull back your
curtains and drapes so that prospects can see how light and cheery
your home is.
Turn
on Lights at night
Turn on the excitement by turning on
all your lights - both inside and outside. Lights add colour and
warmth, and make the prospective purchaser feel welcome.
Avoid
having people present during the showing
Potential buyers often feel like intruders
when they enter a home filled with people. Rather than giving your
house the attention it deserves, they're likely to hurry. Keep the
present company to a minimum.
Relax
- Keep a low profile
Be friendly, but don't try to force a
conversation. Prospects want to view your home with a minimum of
distractions. Nobody knows your home as well as you do, but....your
Realtor knows the needs of the buyer. The Realtor will have an easier
time articulating the virtues of your home if you stay in the background.
Love
me, Love my Dog/Cat
Dogs and cats are great companions, but
not when your home is being shown, they have a talent for getting
underfoot. So do everybody a favor, keep Kitty and Spot outside,
or at least out of the way.
Don't
Apologize
No matter how humble your abode, never
apologize for its shortcomings. If a prospective purchaser volunteers
a derogatory comment about anything within your home, let your Realtor
handle the situation, he is better equipped to do this.
Don't
Turn Your Home into a Secondhand Store
When prospects come to view your home,
don't distract them with offers to sell furnishings you no longer
need. You may lose the biggest sale of all.

Important
Defer to Experience - When prospects
want to talk price, terms, or other Real Estate matters, refer them
back to the Real Estate Expert.
Please
turn OFF the TV and Turn ON some soft music.
We find the eyes of the prospective purchaser
automatically go to the TV, and we lose their attention. Make sure
the music is ‘soft'.
And
Now the Inside of Each Room
Kitchens
should be uncluttered
And ‘Mr. Clean' clean. If you put
some vanilla on an aluminum pie plate, and then turn the oven on
for a few minutes, it will make the kitchen smell heavenly.
In
EVERY room, remove one-half of the ornaments...
You will suddenly realize that the room
has never looked better. LESS IS MORE! ‘Make room for space'.
Light
Bulbs and Faucets
Replace burned out light bulbs, repair
faucets that are dripping. Discolored sinks are not difficult to
fix up.
Dream
Bedrooms
Wake up prospects to the cozy comforts
of your bedroom. For a spacious look remove excess furniture. Fresh
bed linen makes this room look splendid. Why not go out & splurge
now - when you move, your new linen goes with you.
CLOSETS,
closets, closets......
The better organized a closet, the larger
it appears. Now might be the time to donate those unwanted items
to charity.
Dining
Room...
Remove the extra leaf from the table.
A fresh bouquet of flowers gives the room a nice ambiance.
